Zurgovani Residential Complex Association is pleased to advertise a vacancy for the position of Homeowner Association ("HOA") Manager.
Position Requirements:
** Education: Completion of Bachelor`s Degree
** Experience: Five years of work experience, including three years of general management work experience, with one-year supervisory experience. Preference will be given to those candidates with real estate experience, particularly in the residential sector.
** Language: Georgian/English - Must be a fluent in both written and spoken communication; including the ability to translate. Preference will be given to those candidates with additional Russian language skills.
Information about Position:
** Hours: 10 a.m. - 6 p.m. Monday - Friday, with a one-hour lunch break. Seven-hour workday, and occasional on-call availability for weekend emergencies.
** Starting salary: Competitive remuneration package with benefits based on qualifications and experience, 3000-3600 GEL/month gross.
** Location of Position: Didi Dighomi, Tbilisi, Georgia
** Working Conditions: The selected candidate will split time between working in the office and in the common areas of the compound on community and resident engagement initiatives. The latter includes frequent in-person meetings with the residents, overseeing commons area projects, managing service providers, and actively engaging with the community.
Skills and Abilities Desired:
** The ability to create a long term operation, maintenance and development strategy and budget for the management of the compound that optimizes the living conditions for the residents and maximizes the property value of the residential units in the compound;
** Manage HOA stakeholder meetings involving a diverse group of stakeholders, including local and international residents;
** The ability to maintain a full inventory of office and building supplies. This entails determining what needs to be ordered, handling product returns, reporting malfunction or loss, and ordering new items as needed;
** Develop and maintain a database of preferred service providers that can be contracted directly by the individual residents to provide quality services to maintain the residential units as per the uniform compound standards and building codes, including electricians, plumbers, handy men/carpenters, IT professionals, etc;
** Must have the leadership skills necessary to oversee the day-to-day operations of a large residential compound which has around 44 houses, duplexes, and townhomes, as well as the commons areas, including: swimming pool, club house, playground, and a tennis court. The selected candidate will ensure that all U.S., Georgian and international compliance covenants and supportive service requirements are consistently met and that all maintenance tasks are managed professionally;
** The ability to supervise several personnel at any given time and third-party service providers. This entails establishing work contracts, managing a diverse team of people, creating work schedules, and handling personnel and service provider issues should they arise;
** Must have excellent communication skills. The selected candidate should be able to produce written reports in English on the status of operations on a routine basis. Additionally, the selected candidate must be able to communicate with various entities verbally, both in person and over the phone;
** Must have bookkeeping and budgeting skills necessary to prepare and maintain a budget, including pro forma projections, balance a budget to ensure that the HOA doesn`t operate in a deficit and maintains a reserve, collects funds, and prepare invoices as necessary;
** Must have experience of providing customer service to persons of different international backgrounds and the ability to engage these people on an active day-to-day basis;
** Must be innovative and a self-starter;
** Must be proficient in Microsoft Office applications;
** Must have a general understanding of Georgian law, the Georgian Revenue Service, the Georgian National Energy and Water Supply Regulatory Commission (GNERC), and the Tbilisi City Hall.
** Provide a minimum of three work references.
