Why We Need You:
The Project Manager - Construction`s (Project based) objective is to effectively oversee and manage the successful completion of construction projects. This includes ensuring projects are executed on-time, within budget, and meet quality standards. The Project Manager plays a crucial role in coordinating various stakeholders, implementing project plans, resolving issues, and ensuring overall project success. They are responsible for leading a team and maintaining effective communication with clients, contractors, and internal teams throughout the project lifecycle.
Work Schedule: Monday to Saturday, 9:00 am to 6:00 pm.
Employment Duration: 6 Months
What You`ll Be Doing:
** Oversee and monitor the entire project lifecycle, including project initiation, planning, execution, monitoring, control, and closeout.
** Coordinate and collaborate with architects, engineers, contractors, and subcontractors to ensure smooth project execution and timely completion.
** Ensure compliance with design specifications, building codes, regulations, and quality standards throughout the construction process.
** Conduct regular site visits to monitor progress, address issues, and ensure adherence to safety protocols.
** Proactively identify and mitigate project risks, develop risk management plans, and monitor the implementation of risk mitigation measures.
** Manage project changes, variations, and claims while maintaining effective communication with all parties involved.
Design and Planning:
** Assist the property and leasing manager in project activities by thoroughly understanding the goals, requirements, and expectations of each specific project.
** Ensure that review and revisions of Plans, Designs, and Specifications are conducted by the Design Review group, and compliance is maintained.
** Lead value engineering efforts to identify cost-saving opportunities while maintaining project quality and specifications.
** Develop and maintain effective relationships with clients, stakeholders, and regulatory authorities to ensure project success and compliance.
Project Phase:
** Prepare and review project schedules, budgets, and resource allocations to ensure project milestones and financial targets are met.
** Facilitate and actively participate in project meetings, including pre-bid meetings, clarificatory meetings, and progress review meetings.
** Collaborate with the procurement team to ensure timely procurement of materials, equipment, and services required for the project.
Post-Construction:
** Identify and secure all applicable permits, clearances, and certifications required during project construction and post-construction stages.
** Ensure adherence to relevant engineering standards, including material specifications, and address any deviations appropriately.
Vendor Management:
** Coordinate and collaborate with contractors, subcontractors, and vendors to ensure timely and quality project deliverables.
** Manage vendor relationships, contracts, and performance to ensure project requirements are met.
Budget Management:
** Prepare and monitor project budgets, ensuring financial targets are met.
** Control project costs and expenditures, identifying cost-saving opportunities and managing project financial resources effectively.
Documentation:
** Ensure proper documentation of project-related activities, including contracts, permits, certifications, and other relevant project records.
** Provide technical input and ensure comprehensive documentation writing throughout the project lifecycle.
Reporting:
** Prepare comprehensive project reports, including progress reports, financial reports, and documentation of project milestones and achievements.
** Provide regular updates to stakeholders, management, and clients regarding project status, risks, and key performance indicators.
What You Bring to the Team:
** Bachelor`s degree in engineering or construction (preferred Civil, Architectural, Electrical, Mechanical, or relevant degree will be considered) with a valid PRC License.
** Minimum 5-10 years of experience in Project/Construction Management.
** Minimum 3-5 years of experience in a Construction Manager Level Position.
** Proven track record of successfully leading projects and programs to on-time, on-schedule, and within budget completion.
** Possesses technical knowledge of quality control documentation, including preparation and compliance processes.
** Strong experience and expertise in an estimating role.
** Excellent English communication skills, both verbal and written.
** Expert knowledge of building products, construction details, and relevant rules, regulations, and quality standards.
** Thorough understanding of all facets of the construction process.
** Familiarity with construction management software packages.
** Competent in conflict and crisis management, able to handle and resolve issues effectively.
** Demonstrates strong leadership and human resources management skills.
** Excellent time and project management skills, capable of effectively coordinating multiple projects simultaneously.
